Building intelligence / FIELD NOTE
Compare the building, not just the apartment
A four-part framework for comparing the address behind the listing.
Start with the same unit of comparison
Compare a named building with a named building. A development can contain several towers, phases or addresses. Ask the source to identify the exact building and unit before using the profile as a like-for-like comparison.
Separate the layers
Make three columns: the private home, the shared building and the surrounding area. Put parking access, shared amenities and management questions in the building column rather than assuming they belong to the apartment specification.
Build an evidence sheet
For every statement that changes your decision, record the source, the date and whether it was observed or merely advertised. Keep an empty field for information you still need. Unknown is more useful than a confident guess.
